So you’ve maybe fallen out of love with your current home, and have been struggling with the dilemma of whether or not to sell, and find your dream home, or stay put.

Well what if we told you, you could stay put AND have your dream home?

If you stay put in your current home, you may have equity in your home that you can release to help you fund making some alterations that would give it a new lease of life. Below are some things to consider:


Considering that the top reason that people often want to move home is simply because they need more space, it would make sense then to conclude that if you could create more space within your home now, you could be happy where you are.

So what is render? Rendering is the process of applying cement mixture to external, or sometimes internal, walls to achieve a smooth or textured surface. It is similar in technique to plastering.

The term house cladding basically encompasses any facing material that is fixed to the exterior of a house. It can be fixed directly to the wall (as with stone cladding, for example) or nailed on to timber battens (as in the case of timber cladding).

Combining both render & cladding is a winning combination and very popular for achieving a modern affect on a property. It also protects the structural walls beneath it from the external elements (moisture, temperature changes and the like) and can also incorporate insulation.

Things to do in Lockdown 3.0

So we’re in lockdown again. Sigh. Our third national lockdown, closing schools, non-essential retail and asking us all to stay home to save lives and protect the NHS. We totally understand that by now there is only so much banana bread and box sets you can take. And let’s not even get started on becoming qualified teachers as well as our full time jobs – we salute all those trying to make it work!

One thing that is absolutely paramount with a third round of lockdown is that we have to keep our sanity and protect our mental health, so we have taken the liberty of searching around for some activities to do in Lockdown – some involve the kids and some are probably best enjoyed with a glass of wine when the kids have gone to bed! We hope that you get to enjoy at least one of the activities on the list!

1) Make your own Easy Pizza with the Kids

We all like the romantic idea of cooking in the kitchen with the kids – but it usually ends up a complete nightmare, with more ingredients outside of the mixing bowl than inside, and more ‘tasting’ of the mixture than the finished result – but these pizza’s are a quick and easy win!

These pizzas are a brilliant way to encourage a child’s interest in cooking in a really safe way. All you need are some mini pitta or naan breads, a sauce of some kind, and then lots of toppings.

To make this even more fun and safe for the kids, you can pre-chop all the veggies and put them into muffin cases and let the kids loose on making up their own pizza creations.


  • Mini pitta or naan bread
  • Tomato puree / tomato paste / Passata
  • Any topping you like, including:
  • Grated cheese
  • Red onion
  • Tomatoes
  • Sweetcorn
  • Frated carrot
  • Green, red and yellow peppers
  • Olives/mushrooms


  1. Line a muffin tray with paper cases. Fill the cases with, tomato puree, cheese and veggies.
  2. Place this tray onto the kitchen table or another surface, along with the pitta breads or naan breads and let the kids make their own pizzas.
  3. Bake the pizzas on a baking or pizza tray in a preheated oven (180c / 350f) for 4 – 5 minutes.
  4. Allow to cool for a couple of minutes before cutting and serving.

2) Host a Games Night

Did you get bored of all the Zoom quizzes in the first round of lockdown?? We hear ya. How about instead you try organising a games night. Here’s a few tips…

  • Make someone the ‘happy hour host’ and get them to give a live cocktail masterclass
  • Assign ‘drinking games masters’ and ask them to orchestrate some drinking games and forfeits
  • Play a good old game of charades
  • Get one person to mute themselves and mime phrases and see who can read their lips the best
  • Ask guests to submit a surprising fact about themselves beforehand and see who can guess which fact correlates to which person on the Zoom
  • Play a good old game of Bingo. Ask everyone to mock up their own Bingo card based on a Google template and use this number generator to kick things off.

3) Renovate a piece of furniture

Have you got an old piece of furniture in the house that you look at every day and think you’d really rather get rid of it, but actually…it’s probably quite a useful piece of furniture it just looks a bit tired?

Why not use this time we have at home, to update the piece of furniture and see if you love it more? The worst case scenario is you might still feel the same, but it will look refreshed and you could even sell it on afterwards. The best case is you have an awesome new piece of furniture in your home!

Refreshing a piece of furniture can be a fairly quick process with high rewards, just by updating the colour with a lick of paint and changing the handles. It’s a straightforward process, but there are a few tips we can share to ensure you get a smooth long lasting finish.

When you have chosen your piece of furniture, it’s just about selecting the basic paint for the job. You need to choose a paint specifically designed for furniture, such as spray paint made to adhere to wood surfaces.

You should also consider the finish you hope to achieve. Do you like a scandi look and feel? Or many maybe you like rustic and textured? Chalk-style paints, milk- or mineral-based paints, and acrylics are all great choices for painting furniture and versatile enough to give you a variety of looks.

You will have many colour choices and paint is widely available so grab some samples and try them out until you find a finish that you like!

The benefit of choosing a chalk paint is that it will adhere to furniture without the need to sand it down first…bliss! But if you have a piece of furniture that has a particularly dark stain to it in the first place, you probably want to prime It first to be sure.

It’s good practice to fill in holes and scratches and sand down the furniture lightly, to prepare it before you begin painting it. Be sure to remove hinges and handles – which will also allow you the opportunity to see if you want to change them! Very often this can make all the difference in the overall look and feel of the furniture.

Paint your furniture in your desired colour – once dry add back on either your original or new handles and hinges, and voila! You have a new piece of furniture in your house!

4) Figure out this puzzle

Take six coins and arrange them in a triangle as shown in the image. Your goal is to rearrange the coins into a hexagon with only four moves. Every move consists of sliding one coin to a new location where it touches at least two other coins.

5) Paint your home like a pro

Maybe you’ve been staring at those four walls long enough, and you’d really like to make a change. The simplest and fastest thing you can do is change the colour of the room. We’re here to give you some tips on painting like a pro.

First off, if you’re undecided on colour, pick up some testers, paint on to some paper, and then masking tape them to your wall to see which is best, in context with your room. This way you won’t have to cover up swatches of different colour.

Be sure to cover your furniture and flooring with dust sheets before you start. It might feel like a lengthy process but you won’t regret taking the time to protect your space at the start. The equipment you might need, depending on your walls, could include; a paintbrush, roller, roller tray, masking tape, primer, filler, sandpaper and of course your chosen paint.

Check over your walls and make sure they are cleaned down, no cobwebs or dust, and fill in any holes or scratches. Once the filler is dry you can then smooth it with some fine sandpaper. Taking note of the previous paint type and colour on your walls will make all the difference to your next steps.

If your previous paint was a satin or a gloss, it’s a good idea to rub down the walls, in a circular motion with sandpaper. This will help to create a rough layer for your new paint to stick to. Also think about if you are covering a really dark colour. You may want to paint a layer of basic white paint on your walls before going in with your desired paint colour.

The next thing to do, is cover any switches, sockets, and skirting boards with masking tape, running along the edge adjacent to where they meet the wall so that when you paint, it creates a clean line, but avoids getting paint on your fittings. The sample applies if your ceiling will be a different colour to the walls. Run masking tape on the ceiling butting up to the edge where it meets the wall, so that it creates a clean line.

Now it’s time to begin painting! Stir the paint thoroughly, before you start, tip some into your roller tray and apply to the walls with your roller, using a W or M motion. You can use a small brush for the edges and corners. Once you have covered your entire wall, you can leave it to dry and put your feet up! Most paints will need a second coat to ensure even coverage, so after a couple of hours you can go back over where you began, in the exact same method and apply a second coat.

After a few hours of drying time, your walls should be dry to the touch. You can carefully remove the masking tape and admire your crisp lines, pack away your dust sheets, and clean the rollers and brushes. Your room is ready for moving back your furniture and showing off to your friends!

6) Put up shelves like you were born to do it!

Adding shelving to a room, is an excellent way to space save. There is fixed, floating or even box shelving, and hey, if you’re feeling really creative you could create your own kind of boxed shelving out of reclaimed wood! But maybe you’re new to this, and self isolating so could do with some tips on putting shelves up.

Before you begin drilling, hammering or putting a screws into a wall, make sure you’ve checked what’s behind that wall with a pipe, cable and stud detector. They’re mega easy to use and take the guess work out of drilling into a wall. You can pick one up from somewhere like B&Q – it is also known as a multi-purpose digital detector.

Next you’re going to want to check your walls to ensure you get a strong fix to the wall. If you are fixing your shelves to a masonry wall (brick wall or outer wall) you will need to use a hammer action drill, with a masonry bit. The screws you use should be at least 50mm, and also use wall plugs to go through the plaster and in the main wall behind.

If you want to put up shelves on a stud partition wall, then the screws need to go directly into the timber frame behind the wall – you can find these parts by tapping and listening or use an electric stud detector. Again use screws between 38 – 50mm for a strong fixing, usually with a 4 – 5.5mm gauge.

You will want to think about what you will load onto your shelf to be sure of whether or not you have the right materials/brackets. Want to know if your shelf will sag when up on the wall? Try resting it on stacks of bricks or books, spaced as you are planning to space the brackets. Put your items on the shelf. If the shelf sags, bring the stacks closer together until it’s completely straight. If the brackets can’t be fixed that close together, you’ll need to use a thicker material for the shelf.

When you think you’re ready to put your shelf up, hold the shelf against the wall and pencil where you would like the bottom of it to be against the wall. The mark in where your first bracket will be, then measure the distance to the next bracket and mark it in, using a spirit level to make sure the shelf will be level on the wall.

Once you are happy that everything is in order, take your first bracket and hold it up in the place you have marked, check its straight with a spirit level, and then mark the wall through the fixing holes. Do the same for the other brackets. Now you will be ready to drill into the wall (as long as you checked it was ok earlier) and fix your brackets into place.

Once your brackets are in place, lay your shelf across them, and make a mark through the bracket holes underneath for fixing screws in. Take the shelf down, and drill only small partial holes, taking care not to drill through the other side. Once complete you can put the shelf back in place and screw in the fixing screws, and your shelves are complete!!

7) Make your own Jigsaw puzzle

This is just a super simple fun activity for kids to keep them occupied for 5 mins. Maybe you have last years calendar still kicking about, or some children’s old comics and magazines. Get the kids to pick out their favourite pictures and lay them out.

Using help if needed, cut the picture up into irregular shaped pieces and scatter them over the table. Then see if they can piece the picture back together! It might be helpful at first to try and keep the pieces as big as possible. The smaller the pieces, the tricker the puzzle will be! Good Luck!

Do your children love playing with lego? Look no further, we found this excellent online resource to use in homeschooling which will massively help when you need a moment to breathe!!

The basics of it are – you get a printable 30 day calendar with a different lego activity to spark your Childs imagination each day. It’s up to you how you use the calendar. You could do it at the same time everyday, as something to look forward to. Or set a challenge to see how fast they can complete the challenge.

Working from home without an office.

In our last blog we discussed the future of working from home, and how it is mostly likely set to continue for a lot of companies. With that being the case, how set up for this new ‘normal’ are you? Some of us might have the luxury of a spare room or home ‘office’ already in which case nothing needed to change. But we are sure there are many amongst us, who may still only have the option of working from their sofa.

If you are unable to dedicate a whole room to a home office, it is still important to create a comfortable home working routine. Both to protect your back and neck, but also to protect your work life balance. So if possible, always try to find a way to work at a desk. Maybe there is a desk space that can double up as a work space? Perhaps a dressing table can become a work station during the day, or dining table? Whatever you choose, if you invest in some storage files so that you can easily pack away your work things at the end of the day and create some separation between work and home life, then you will have ticked both boxes!

If you simply don’t have the room for a desk, maybe you could consider mounting a space saving desk to the wall, similar to a lap tray, which could fold away against the wall? When folded away this would take up no space at all! If you have a stool or chair that you can put somewhere else when you’re not working then this creates an instant home office for your remote working!



So that gives you a couple of ideas on finding space within the home, but what about actually getting through the day? As we mentioned in the last blog, stats show that remote workers usually tend to be more productive and that is because they have more choice. They don’t have a long commute into work, which makes it far easier to feel focussed on a start and end time. Our advice here would be to keep up a good routine. If you know that you have no commute, set your working hours and be on time for them. Get up and dressed as though you were going to work so that you feel in the right frame of mind.

Set out a schedule for your day for what you’d like to achieve, include regular breaks to get up make a tea or coffee, and mostly importantly, make sure that you take lunch away from your screen so that you keep that work life balance! When you have finished your work for the day, clear away your things so that when you enjoy the rest of your day at home, you don’t keep thinking about work or what you might still need to do.

Will working from home continue?

The bottom line is – Only 7% of British workers want to return to the office full-time after Covid-19 restrictions are lifted. 18% say they would now choose to work from home every day, and 32% say they’d like to be at home most days.

This is an excerpt from a recent article in The Times, and one which we believe we really have to pay attention to. 2020 has been a year unlike any other in our lifetime, one which has forced us to evaluate every factor in our lives, from our job roles to our home life balance. Although many advancements have been made in recent weeks with regards COVID-19 and our roadmap to a ‘normal’ way of life, which such things as vaccines and localised tiered lockdowns, our working lives many never fully return to ‘normal’.

Which begs the question “will working from home become the new norm?”. Well we already know that remote working is simply not possible for every sector, but there certainly are advancements being made in technology that have bridged the gap where it may not have felt possible before! There have been dance classes conducted via zoom, virtual doctor appointments, contactless vet appointments, even we at Bespoke Norfolk Group moved with the times and offered virtual meetings as of this year in order to keep clients plans moving!

Many employers were sceptical at the start of lockdowns etc that having their staff ‘remotely working’ would be effective, however, studies have shown that in fact, when workers and work from home, they are able to achieve a better work life balance and therefore reports show an increase in productivity! Those who are working from home take fewer sick days, for the simple fact that they are exposed to fewer germs than they would be by coming into the office. Of course by having this better work life balance, those workers are more likely to feel fulfilled in their home life and less likely to need a sick day.

And how about the positive effects on the planet? Global Workforce Analytics estimates that remote workers could reduce greenhouse gas emissions by 54 million tons every year, and that’s just if people worked out of the office for only half of the work week. Don’t forget about the fact that if you are working from you are not driving to work, and therefore not fuelling your car for those days, or adding to the amount of traffic on the roads! If you’re not in the office, you’re not using the resources you might normally use, like printing on reams and reams of paper – we’re more likely to be using technology to create digital presentations and email them.

With all of these factors in play, it’s hard to imagine that remote working would not factor in our future! Irrespective of what happens with COVID-19, we will likely see all remote working numbers increase, even after the pandemic settles down. For this reason, it is important that we prepare now for the possibility that working from home may become the norm. Many businesses are moving their workforce remotely and giving up their expensive leases on commercial buildings. Renovation of a Railway Station House

Our latest blog is a particularly exciting one for us. It’s not often that you get to work on a property with such amazing character, but over at this latest project phase completion, we have been working on the renovation of an old railway station.

Steeped in history, this railway station in Norfolk was first opened on 1st August 1882, and closed to passengers on 22 September 1930, with freight use continuing for many years until around 1982. The original platform still remains next to the house.

As our clients lived local to the station, they had passed it many times, and always thought it would be a dream to own and renovate such a property, so you can imagine their delight when the property became available on the market. Over two years ago they came to view the property amongst other people at an ‘open house’ viewing, and although there was clearly much work to be done, they could see a vision of what could be created.

Fast forward to November 2020 and what a journey it has been! Bespoke Norfolk Group have completed on the Internal and External renovations of the main station house building and have begun works on the landscaping to incorporate the original station platform, the second phase of the project.


As part of the renovation works, together with the clients, Bespoke Norfolk Group worked hard to retain the character of the station house, whilst adding a modern extension onto the property, featuring cement based cladding & render finished in the classic ‘Bespoke Grey’. The extension which houses a wonderful new open plan kitchen diner space, complete with wood burner, also features a part ‘flat roof’. This section will have a glass balustrade surround, creating a ‘balcony’ to walk out onto from the master bedroom suite – a perfect place to enjoy a morning coffee in beautiful surroundings!

The addition of wooden ‘panelling’ to the entrance room and and stairway adds both a traditional and modern feel thanks to its classic and timeless appeal. Then the master bedroom with walk through wardrobes leading to a bathroom with roll top bath is both luxury and enviable. A well deserved and long time coming for our lovely clients, who spent all those years dreaming of this perfect home and then two years living in a mobile home on site, whilst the build was in progress. House extension in Norfolk creates the perfect getaway space

In a lovely quiet village on the outskirts of Norwich, our clients had bought a wonderful home finished to a very high standard. Since moving in, their family expanded and home working needs increased, meaning that it was essential to create an extension on the home to add space for the family. This added a separate working environment, play room and also add a separate entrance bedroom with en-suite which will allow for Airbnb rentals.

The space that has been created, designed by Howie Architects, is remarkable. Although striking in design, the extension, finished in sustainable red cedar wood cladding, is a seamless blend into the existing property, making it seem as though it has always been there. The design has it’s it own secure entrance into the new bedroom and luxury ensuite which can then be secured away from the remainder of the home. The benefit to our clients is that although they are technically letting out a ‘room’ within their home on Airbnb, simply because it is attached – it has the feel of a self contained apartment. This also allows for a completely contactless business to be operated, amongst concerns with social distancing.


The light and airy home office space created within the extension benefits from Velux windows to allow light to pour in during the day, and can be closed off from the remainder of the house but is adjacent to the new play room which is open plan and leads through to the original kitchen/diner in the home.

Extension for a lovely cottage in Wretham, Norfolk.

Building an Extension is not just about adding an extra room to a house. For some homes they already have the luxury of having each room serve its purpose well, and an Extension might just add more of a ‘social space’ for the family to the property.

At this next project in our blog, we went out for a meeting with the owners of a cottage in Wretham, who had applied for planning permission on an extension. What they were living with at the time, was a very small entrance/utility/dining space and separate small kitchen, which was not a very practical layout.

Bespoke Norfolk Group have built them an Extension which is now home to a lovely open plan kitchen/diner space. By moving both of these features to a whole new area, this has allowed the entrance room to become a boot room with some storage units, and the original room designated to the kitchen is now a functional utility room with fantastic shower fitted.

In addition a patio and footpath has been laid surrounding the extension creating space for an outdoor seating area.

Renovation and Extension of a Conservatory

Our latest blog takes us to a property over in Gaywood, King’s Lynn. Here our clients had originally purchased their home some years back with an optional conservatory, which they had found that over time, they began to use much less.

Whilst the extra space was a welcome addition to the home, they increasingly found that the conservatory was too warm to use in Summer and too cold in winter. This coupled with the fact that they also wanted to extend the conservatory size, meant that they began to plan for a new extension.

Bespoke Norfolk Group were selected amongst many other builders in Norfolk as we came recommended by a previous client, and because of our presence, with many projects showcasing across the North Norfolk area. Our clients particularly desired the ‘Bespoke Norfolk’ look to their extension, and we are sure you will agree from the before and after photo’s, we achieved the desired outcome.

Planning permission was not needed as we were using space already permitted by completely removing and disposing of the existing conservatory, extending along and creating a fully insulated extension with lean to roof and velux windows. The windows and french doors are finished in dark grey, and brickwork and tiles are matched to the existing property.

The project was not without its share of hiccups, such as some issues with drains when digging out the foundations for the new part of the extension, which meant involving a structural engineer to make sure that the build would still be calculated correctly. Extension & Renovation in Attleborough, Norfolk

Bespoke Norfolk Group recently completed on the extension and renovation of parts of a lovely cottage in Attleborough, Norfolk. Being an old cottage, the property had plenty of character with a small winding staircase at the front of the property, and small rooms which needed to be adapted to better suit the living requirements of the clients who had bought it.

Our clients purchased the property with existing ideas which they needed to adapt slightly to create more space – so they began working with an architect, and with the help of Bespoke Norfolk Group to help them realise the potential of what they could achieve with their space, planning permission for works to begin was quickly approved.

One of the most major changes to the property was to block up the small staircase at the front of the house, which then created an amazing storage cupboard in the lounge. Blocking this staircase also meant that the room above it, a bathroom, could be made much larger and renovated accordingly. With the removal of that staircase, a new central staircase was installed which unlocked the whole second storey area by creating a new landing, three bedrooms and a much more spacious family bathroom.

This new central staircase really allowed for ideas that our clients had not really explored before such as in the second storey bedroom, the bulkhead of the staircase created a natural space to install a bookcase. Our clients were particularly impressed by the craftsmanship involved when creating both the bespoke bookcase and built in wardrobe stating “We are so pleased with how both installations have turned out and that was all down to the care and skills of the guys on site.”

Downstairs, an old dilapidated conservatory has been renovated into a beautiful light and airy open plan kitchen diner space, featuring gorgeous oak framed windows. Running behind the kitchen diner is a utility room and en-suite bathroom for the fourth bedroom that was created downstairs.

We caught up with our clients on how they came about choosing Bespoke Norfolk Group as their chosen contractor for their project. We came recommended by a previous client who had works completed over in Mulbarton, and an appointment was arranged with one of our managing directors, Stuart, who came out to view the space. It was really Stuart’s enthusiasm for the project and vision for what could be achieved that invigorated our clients to want to proceed with the works.

Adapting a home for disabled access

Whether you are creating a home from scratch or adapting an existing home, it’s important that you take the time to think about what you need from that home both now, and in the future.

For those who have a disability, it is incredibly vital that a home is both functional and comfortable and if you can merge both of those into something which is also aesthetically pleasing, then you could really improve quality of life.

Whilst this home may need to be accessible to disabled residents, it is also important that your home caters for the needs of everybody who lives there.

In this blog we look through some of the considerations when planning an adaptation of any kind.

An accessible home needs to be considered from the perspective of a wheelchair user or someone with impaired senses or cognitive ability. They will need to have extra space and not feel cramped in the home. Any new layouts should follow a simple navigation path and be as open plan as possible. Doorways should be wider-than-standard with flooring and thresholds flush to allow for free movement.

Consider also handles on doors. A lever is preferable as it doesn’t need to be twisted or gripped, however a more uncomplicated solution such as a key card entrance system could work really well.

In addition you will need to offer a really straightforward solution for access between a car and the house. Plenty of space will be needed for transitioning a wheelchair from a vehicle via a ramp, and then a gentle gradient pavement leading to the front door.

Integrated storage solutions throughout the rooms of the house are essential to allow for free movement for the resident and other guests.

As mentioned earlier in the blog – a Bespoke Norfolk Group conversion is designed to cater for the needs of everybody living in the home, with the end goal being that those with reduced mobility feel they can use everything in the home just as freely as anyone else.

Bespoke Norfolk Group were chosen to convert a Norfolk home to make it more accessible for the entire family. A major part of these works included redesigning the ground floor to add new and improved living space for a member of the family and their carer.

The rooms we created included an accessible en-suite bedroom with attached therapy room – with all three spaces sporting a brand-new hoist system in place to aid with accessibility. The en-suite was redesigned as Wet Room, complete with hydrotherapy bath and changing bench. Along from the accessible bedroom, we designed a bedroom for the carer (which was also en-suite) and a carer’s duty room.

Flooring throughout the entire lower level of the building was adjusted to be perfectly flat. We also undertook extensive landscaping outside so that the internal and external ground was the same height and sat flush. Part of that work included lowering the external doors and widening internal door frames for extra wheelchair mobility.

On top of all this, the entire 1st floor of the home was renovated, with the lounge, kitchen, dining room, living room, WC and bathroom all receiving a fresh renovation for a more modern, practical living environment.

Extension to a property in Hingham

This next featured project is something we completed on this year, but for our clients, has really been 10 years in the making.

This fabulous traditional property in Hingham, was bought 10 years ago by our clients, with some existing plans to extend, knowing that they would either have to complete the expansion work one day, or move home.

Although they changed the plans a little from the original proposal, they were in a position to go ahead with works as of 2019, and put their plans out for quotes from contractors to make this their forever home.

The works to this property included adding a porch to the front of the house, which changed the aspect of the front door. Joining the main house to a small garden room, via an extension which created a beautiful light and airy open plan kitchen / diner space with views out onto the courtyard. Moving the kitchen to this extension then repurposed the room the kitchen was in originally, to a new spare bedroom / reception room for the family.

In addition they also added a second storey to another part of the property which created both an extra bathroom and another bedroom for one of their children.

Bespoke Norfolk Group needed to use carefully selected bricks laid in flemish bond and ornamental corbelling to match with the traditional style of the existing property and create a seamless blend. We are sure you will agree that the results are just stunning. Our clients have really put their own stamp on the property with the inclusion of aluminium glazed panel doors bringing vast light into the kitchen space and adding a striking design detail.

Bespoke Norfolk Group have developed a ‘Drawing Package’ to cover everything you will need from preliminary drawings, working drawings, structural engineer design calculations and building control approval.

In this blog – we take you through the process using a working example of a recent Drawing Package we completed for a client, to help explain the process better.

Scoping it out.

It starts with an initial meeting, so for this particular project our Director went out to meet the clients at Earlham Road in Norwich, to chat about their requirements, measure up the space and take some sketches & photo’s. From there we then come away to work on an estimate for what the project will include and what the client can expect this to cost.

At this point our Drawing Package is offered, if accepted we will work through each stage of the drawing package, which is outlined below. Once the drawing package is complete, we will be able to offer the client a fixed price quotation. Clients are also free use their comprehensive drawings for their project to gather comparative quotes from other contractors if required.

Every build is different, and for that reason, we have different packages. For example it may be that the build might need to include a traffic management plan, or there may be a party wall to consider which Bespoke Norfolk Group will take care of for planning submission.

In this particular instance, the Drawing Package was accepted, which meant that Bespoke Norfolk Group were then able to spend time selecting the right architect to work with the client. Everyone has their own unique style and taste and we take great care to make sure that everything we plan and build is perfectly catered for, which is why choosing the right architect is so important.

Based on the fact that we knew it was important to the client that their contemporary influences were met with the existing victorian heritage of the home, we selected the fantastic Howie Architects for our clients to work with, as we knew they would create a seamless blend.

Working out the details.

The architect then gets to work on designing the space required and producing preliminary drawings and dependent on the level of package taken out, this might include CGI drawings to visualise the space including various material options. These drawings also enable the client to have more accurate pricing before the project goes into planning permission.

For this project in Norwich the clients plans include, removing the current conservatory and adding an extension to the back of the house, to make an open plan kitchen diner with island which then leads straight into the garden, via external steel effect bi-fold doors, which offer a really strong design element to the renovation.

There will also be some internal works carried out to remove some internal walls and replace with glass doors with the aim of bringing a lot more light into the house, and also to renovate the cellar in the property, so that this becomes a more usable space for the family, such as an enviable out-of-sight utility space!

At this point its normal for there to be some conversation back an forth between the architect whilst the client decides on specifics regarding materials and finer details, but when everything is decided, Bespoke Norfolk Group will then submit your plans into planning permission. These fee’s are included in the total package price and will mean that we take care of everything including liaising with the planning office on behalf of the client to make sure that the project goes through. The process takes around 8 weeks, and we pride ourselves on having a 100% success rate to date.

Final Stages.

After the planning application has been accepted, its back to the architect. So in this case, Howie Architects then produced working drawings or ‘building regulation’ drawings, and in the meantime we engaged our structural engineer to complete a survey and produce a structural design and once we have all of this information we then can finally provide a fixed price quotation – which because of our years of experience is always very close to the original estimate.

When our client has this very detailed fixed quotation, they are welcome to gather comparative quotes or the next step is that we sign contracts and begin works!

It’s worth nothing that although the drawing package is priced up at a fixed package fee, the payments are broken up into stages so that the client feels happy and comfortable at every stage. So for example first stage being for initial drawings, after that when submitting for planning, and once accepted, and the Working drawings and Structural Engineer design is complete, a final payment will be due.

New Build at Long Four Acre – Bracon Ash

Finding the dream home can take a long time, and for our next clients – this is has been part of their plans for the best part of 30 years!

In the 42 years they have spent together, our clients have lived in a few homes in the Costessey area of Norwich, have grown a business, had a family, and really the final piece in the jigsaw is for them to build their dream space.

After many years searching for the perfect plot of land to build on and viewing beautiful barn conversions to adapt, they decided to engage local architects ‘LiV’ to work on designing their dream home as a starting point. Having spent a lot of time in various rental properties abroad, our clients have become enthusiasts of single storey, open plan living, and were keen to ensure that their plans matched that of their dream home.

Working alongside Sasha from LiV Architects, the space they have created is outstanding. The open plan kitchen/diner really optimises on social spaces and the integration of eco friendly elements from PV panels on the roof to a Tesla powerwall have created a self-powered home. During the day, solar panels may produce more energy than a home uses. A Powerwall stores that excess solar energy and makes it available on demand, even after the sun has set. Along with triple glazing and rain water harvesting capability for use in the garden, this modern home is forward thinking.

Vertical charred larch cladding with projecting fin detail, partial flintwork and zinc roofing and gutters to the exterior of the property combine a wonderful balance of contemporary with luxury.

The house itself will be built on a plot of land called ‘Long Four Acres’ in Bracon Ash – something which piqued our clients interest whilst browsing Norfolk Magazine. Sat amongst 15 plots in total, they were attracted to the flexibility allowed with regards the design of the houses on the varying plots, and also the fact that services were already installed.

Once they had their plans in place, our clients set about finding a contractor to take on the project. They met with a range of contractors from across the Norfolk region, and spent some time with Stuart from Bespoke Norfolk Group, talking through plans and visiting the sites of some of our other projects in progress before deciding that they had found the contractor for them.

Knowing that they have always wanted to be very involved in the whole process of their build, they were reassured by the method with which Bespoke Norfolk Group operate. Blackwood Norfolk – Renovating a luxury holiday let

Tucked away in a beautiful secluded woodland location in West Runton, is one of our current renovation projections, soon to become a luxury holiday let.

Bespoke Norfolk Group were contacted by the clients, Sarah and Daniel, to take their existing building and renovate it into what can only be described as a work of art. The project draws on scandi influences of minimalist design, and features a very striking black charred accoya cladding, hand sourced by the clients from Toasted Wood, based in Ireland.

The interior works will feature a micro cement floor, light wood work and neutral palettes, all very in keeping with the clients inspiration sources such as Enki Magazine. Hoping they will be able to open for guests in October, there is still a fair amount to go on the project, but Sarah and Daniel are very much enjoying the process of seeing their vision come to life through Bespoke Norfolk; “It’s just the little details like our cladding, where it joins under the roof, any other contractor might have just run one length along because its underneath, no-one would know unless you looked closely, but Bespoke Norfolk have cut individual pieces to line up perfectly to each piece of cladding under the roof. Detail like that makes all the difference on a luxury property”.

Renovating a family home

Renovating one of the coveted Victorian terraced houses in the Golden Triangle area of Norwich is no mean feat, so for our new clients, Lucy & John, we cannot wait to see their vision come to life. For the purpose of this blog, we join the project at two weeks into the renovation.

John and Lucy have two children, and plan to renovate their space into something which is both functional and social. They currently have a slim kitchen and separate small conservatory which leads off from a different room of the house, which the children have used as a play room and refer to as the ‘cold room’, due to the age of the house.

Their plans, brought to life by Howie Architects, include, removing the current conservatory and adding an extension to the back of the house, to make an open plan kitchen diner with island which then leads straight into the garden, via external steel effect bi-fold doors, which offer a really strong design element to the renovation. It was important to John and Lucy that they kept the character of the house, but that it was met with their modern influences.

When asked “Why Bespoke Norfolk” it turned out that we came recommended to John and Lucy through an acquaintance who had previously had internal works carried out by us, and although they had asked many builders in Norwich to quote for their project, they had chosen us for a number of factors, that in their opinion had tipped the scales in our favour; “We just had a really pleasant conversation with Stuart, the Managing Director of the company, who was able to share with us lots of options to spend the budget we had allowed for, it wasn’t a one size fits all approach, there was real flexibility. He had plenty of really great design suggestions that we hadn’t thought of that he could show us in real time on the iPad, that really made a difference to the space. It didn’t feel like we had a salesman in our house, it felt like he showed an interest and cared about what we wanted to create. I think for us, one of the main reasons as well was that communication was really clear. Everything has a really clear plan, a full oversight, a clear schedule and that was something we really needed.”

We have shared some ‘before’ pictures, 3D drawings and progress pictures as the renovation has begun, and will check back in on John and Lucy in the coming weeks to see how this fantastic space progresses!

How do I get through Planning Permission?

So, you’re thinking about either building, or extending your property, but you need planning permission and you have no idea where to begin? Don’t worry, it can be a very daunting process!

If you are unsure whether or not you need planning permission, the basics are that generally, if you want to either build something new, make a major change to your building, or change the use of your building, you will need planning permission from your local authority.

There are costs involved with applying for planning permission which are £462 for a new single dwelling and £206 for an extension. Your application will also need to include a signed ownership certificate for the land; a plan of the site; a block plan; elevations of the existing and proposed sites and a Design and Access statement.

When making their decision, the local authority will take many factors into consideration before granting planning permission. These ‘material considerations’ include:

  • Design
  • Loss of privacy
  • Parking
  • Traffic impact
  • Noise
  • Listed buildings or conservation areas
  • Previous planning decisions
  • Disabled access
  • Government policy
  • Impact on nature
  • Time

On the whole this process usually takes up to 16 weeks, and there can be objections from either the public or a councilor to contend with. If you are refused planning permission you can re-apply or appeal.

For a fixed fee we will first instruct for an architectural survey of your property to take place on the property and we will discuss your requirements with one of our professional architectural technicians. After surveying your property, Bespoke Norfolk will produce preliminary drawings, taking in your requirements and offering two or more design options. These drawings are there to be adjusted as necessary and work on to make them exactly what you require.

After this point we then work with planning officers to submit your drawings to the local authority. It’s important to note at this stage that Bespoke Norfolk have 100% success rate with applications we have submitted for our clients. Because we work in the trade, we know what will pass and what will be refused so we are able to offer you all of our advice along the way. With us, planning applications will take 8 weeks.

After we receive your planning permission, we will then produce building regulation and working drawings which are then sent to building control for them to serve the initial notice and confirm our plans. Once we have working drawings, our structural engineer can then begin work on producing calculations for all steel, foundations, roof details and any other intricate details.
